When you came out this spring to look at the job site you suggested I put together the information for your review. We have finally come up with our plan for the driveway and what we would like to do with the rain garden on the property. Essentially, we have added quite a bit more drainage by adding a perimeter drain around the house and putting drainage along the driveway leading to 57th street when we installed the water line to the new house. Here are the figures on the drainage. I will send a separate e-mail of photos taken during the construction shortly. Lot Size: 12,361 Square Feet Perimeter Drain around existing house + garage (1.5" wide x 316' long) = 474 Square Feet Drain Rock installed along water line connecting house to driveway (2' wide x 20' long) = 40 Square Feet Drain Rock installed along water line along driveway to end of property line (2' wide x 90' long) = 180 Square Feet Dimensions of Rain Garden currently excavated (40' x 20') = 800 Square Feet Total Existing Drainage Area: 1,494 Square Feet Building Footprint of existing House + Garage: 3,216 Square Feet Proposed Paved Driveway (Impervious Surface): 1,820 Square Feet Total Proposed Impervious Surface: 5,036 Square Feet The rain garden was to be 20% of our impervious surface, but if I include all other sources of drainage and calculate it at 20% we would need 1,007.2 Square Feet and we now currently have 1,494 Square Feet. Therefore, we have an excess of 486.8 Square Feet of drainage. Please note that the downspouts from the gutters on the house link into a set of pipes that circulate the house and end in the rain garden. We installed perforated pipes with "Y" branches to distribute the water throughout the rain garden. What I would like to do is: 1) Have approval for the paved driveway. This will be a horseshoe shape around the rain garden (from the driveway access on Lot | around the rain garden, in front of and up to the 3 car garage and side door and back down the other side of the rain garden to the driveway). 2.) Reduce the size of the rain garden up to 400 Square Feet. During the heavy rain at the first part of September there was only a little ponding on the west side of the rain garden. It drained very quickly over a few days and we have not yet even put the compost fill, dirt or plants into that rain garden. I believe the size is in excess of what will be needed to effectively drain the runoff from the house. In fact, 10/11/2010 ° Page 2 of 2 I am concerned that over a dry summer the garden would require some watering. Glenn and I would like to pave the driveway in the next two weeks and then I want to get the rain garden planted by the end of October. Please let me know if this plan meets with City approval. Joan of Bark Short Plat (LUP09-008) “Addendum A” “Rain Garden for Tree Conservation and Stormwater Management” Rain Gard Applicants are proposing to install a Rain Garden on “Lot 2” (Site Address: 836 57th Street, Port Townsend, WA 98368) of the Joan of Bark Short Plat (LUP09-008). The purpose of the Rain Garden is to provide additional native plants and foliage for landscaping and small wildlife habitat while simultaneously managing stormwater for the site. Rain Gardens collect, absorb and filter runoff from rooftops, driveways and other impervious surfaces. Rain Gardens are considered a Low Impact Development (LID). The proposed single-family dwelling for Lot 2, including driveway and rooftop area, will have approximately 3,920 square feet of impervious surface. A Rain Garden that is equal to 20% of the impervious area of the lot can hold 90-100% of annual stormwater for a site. Therefore, the applicants propose to put a Rain Garden of approximately 784 square feet on the site to maximize the volume of water being filtered and absorbed into the garden. The garden is being situated on the northeast commer of the lot which is the naturally occurring low spot on the site to allow for flow of water into the garden. Two rock lined swales will divert stormwater to the Rain Garden. One swale will connect from the paved driveway and the other from the house where some of the down spouts will be directed to the swale via piping. in order to maximize the absorption of water and create a suitable ponding depth, the proposed Rain Garden will have a soil mix depth of 24” and a ponding depth of 12”. The Rain Garden will be on a sunny portion of the lot, receiving southwestern sunlight unobstructed by dwellings or trees. The suggested list of plants for each zone of the Rain Giarden is attached. A mixture of deciduous and evergreen small trees and shrubs, as well as perennials and grasses will be planted utilizing native plants of the Pacific Northwest. Shredded or chipped wood will be used for mulching to keep the soil moist and weed free while protecting against erosion. During the first three-years after planting the Rain Garden, soaker hoses will be placed under the mulch for watering in the event of dry spells. Rain Barrels Two Rain Barrels each with 75-gallon capacities will also be installed on site to collect stormwater from down spouts. The water collected in the Rain Barrels will be used to water other plants on site as needed via connected hoses. The applicants will construct the Rain Garden with the assistance of Washington State University/Pierce County and Jefferson County Extension.
