Exterior insulation installed on below grade walls shall be a water resistant material, manufactured for its intended use, and installed according to the manufacturer's specifications. See Section 602.2. 5. Floors over crawl spaces or exposed to ambient air conditions. 6. Required slab perimeter insulation shall be a water resistant material, manufactured for its intended use, and installed according to manufacturer's specifications. See Section 602.4. 7. Int. denotes standard framing 16 inches on center with headers insulated with a minimum of R-10 insulation. 8. This wall insulation requirement denotes R-19 wall cavity insulation plus R-5 foam sheathing. ° 9. Doors, including all fire doors, shall be assigned default U-factors from Table 10-6C. 10. Where a maximum glazing area is listed, the total glazing area (combined vertical plus overhead) as a percent of gross conditioned floor area shall be fess than or equal to that value. Overhead glazing with U-factor of U=0.40 or less is not included in glazing area limitations. 11. Overhead glazing shall have U-factors determined in accordance with NFRC 100 or as specified'in Section 502.1.5. 12. Log and solid timber walls with a minimum average thickness of 3.5" are exempt from this insulation requirement. The project also includes the 4 lots to the south of 20th Street owned by Michael Henerey. The area is mapped on the City’s GIS as having a potential critical drainage corridor. On Wednesday (July 02, 2008), Pat Iolavera and I met Jamie Maciejewski (Habitat For Humanity) at the site to evaluate the potential critical drainage corridor. Currently, the parcels and the City’s rights-of-way are undeveloped. Pat and I looked at the area from 21st to 20th Street. Pat took a few soils samples from the lots with a probe. The trees present were Madronas, Western Red Cedars and various shrubs. PT Municipal Code 19.05.020 definition of a critical drainage corridor: “Critical drainage corridor” or “area” means an area which has been determined (by the Port Townsend Department of Public Works) to require more restrictive regulation than city-wide standards afford, in order to mitigate flooding, drainage, erosion or sedimentation problems which have resulted or will result from the cumulative impacts of development and urbanization. A critical drainage corridor is characterized as a year- round or intermittent naturally flowing watercourse which exhibits but is not limited to one or more of the following characteristics: 1. A stream or watercourse formed by nature or modified by humans; This criterion was not present. 2. Generally consisting of a defined channel with a bed for a substantial portion of its length on the lot; This criterion was not present. 3. Watercourses which exhibit the above characteristics and have been channelized or piped; and/or This criterion was not present. 4. Perched ponds, ravines or other natural drainage features. This criterion was not present. The soils map indicated CMC (Clallam Gravelly Sand Loam, 0-15% slope) and the soil classification is uniform throughout the site. The geology map indicated Vashon Lodgement Till and is also uniform throughout the site. In conclusion, the soils and geology maps do not show any subsurface differences which would indicate why this area is marked as a critical drainage corridor. As a result of our site visit and the subsurface analysis, it was determined that the area from 20th and 21st Streets between Hendricks and Sherman Streets does not have the characteristics of a critical drainage corridor.
