Re: Pre-Engineered Metal Building Gabriella, Approximately 5 years ago Cleveland Construction Inc. supplied and erected a pre- engineered metal building for you at 221 Thomas Street in Port Townsend. The manufacture of the pre-engineered metal building was HCI Steel Buildings out of Arlington, WA. Common practice when erecting a pre-engineered building is to have a “Turn of the Nut” inspection. During the erection of the building the owner/owner representative outsourced the inspection which was preformed and passed. Below I have called out from the general notes on the plans the tightening requirements which this building needs and did meet. 2. A325 BOLT TIGHTENING REQUIREMENTS. ALL HIGH STRENGTH BOLTS ARE A325 UNLESS NOTED OTHERWISE. HIGH STRENGTH BOLTS SHALL BE TIGHTENED BY THE "TURN OF THE NUT" METHOD IN ACCORDANCE WITH THE LATEST EDITION OF AISC "SPECIFICATIONS FOR STRUCTURAL JOINTS USING ASTM A325 OR A490 BOLTS." A325 BOLTS SHALL BE INSTALLED WITHOUT WASHERS WHEN TIGHTENED BY THE "TURN OF THE NUT” METHOD. ALL BOLTED CONNECTIONS, FOR SHEAR/BEARING CONNECTION TYPE WITH BOLT THREADS EXCLUDED FROM THE SHEAR PLANE SHALL BE SNUG TIGHT ONLY. Please note that the bolts in your building which required the “Turn of the Nut” inspection are all of the primary steel to steel connections, not the purlin and girt connections. If you need any further assistance please feel free to give me a call. Official, City of Port Townsend Development Services 2 Js /o Fr: Tom Aumock, Consulting Fire Code Inspector, East Jefferson Fire & Rescu 1/70 Re: BLD10-TBD, Ashford Boat Works, 221 Thomas St. Ce: Grabriella Ashford The above-reference proposal was reviewed by this plans examiner relative to the International Fire Code (LF.C.], 2006 Edition, as amended by the Washington State Building Codes Council, and City of Port Townsend Ordinance 2947. The following constitutes my findings and determinations based upon the plans of record submitted, and inspection of the premises that was conducted on 29 January 2010 with Gabriella Ashford, owner. 1. The proposal was reviewed as a one-story occupancy with a total of 4,000 square feet of fire area with a Group F1 occupancy, with a Type I construction classification. Woodworking machinery will be involved—see item 5. below. 2. Addressing for the proposal shall be consistent with the Municipal Code for size, and be in a position as to be plainly visible and legible from the street or road fronting the property. Said numbers shall contrast with their background [I.F.C. Section 505]. 3. Road access for this proposal from Thomas Street is found to be consistent with F.C. Section 503 and Appendix D fire apparatus access road design standards. 4. Access to building openings is designed consistent with the LF.C. Section 504 which requires an approved access walkway leading from fire apparatus access road(s) to exterior openings that are required by the Fire Code or Building Code. However, the brush eround the west side of the structure needs to be cleared to provide a clear path to the South door entrance. woodworking operation consists of a band saw, table saw, and planer, wh i se square foot threshold for a sprinkler requirement. Portable sanding tools are used, as well. It is highly recommended that said tools be provided a formal dust collection system. 6. An automatic fire detection alarm system is not required for this occupancy under JFC Section 907 of said Code. §. Fire flow and fire hydrant review for this proposal is derived from the requirements of the City of Port Townsend Engineering Design Standards, Section 903.2 and Appendix B and C of the L F. C., and applying the maximum spacing rules for mixed use, multi-family, and commercial areas as defined by this project: a. Fire hydrant H337 at Thomas and >" streets is approximately 110 feet from the subject site, and 11002 at Thomas and Ist Streets is approximately 160 feet from the subject site, and H140 at Thomas and 4th Streets is approximately 510 feet from the subject site, thus, the existing hydrants meet the proximity requirement of the City’s Engineering Design Standard [Chapter 2 “Water”, Section I, which requires an existing fire hydrant within 250 feet of a project site. b. The proposed project site is found to be within the afore-stated fire hydrant spacing requirement from the EDS. ¢. Based upon the location of hydrants adjacent to this proposal, it is the determination that no new fire hydrant is required for this proposal. @ The fire flow requirement is met by the cumulative flow of existing fire hydrants. Any other applicable or relevant sections of said Code not covered herein shall nonetheless apply to this It is the recommendation of this consulting Fire Code Inspector that the proposal be approved subject to the aforesaid requirements. t Suzanne Wassmer From: Suzanne Wassmer Sent: Thursday, February 11, 2010 41:50 AM To: 'encore@aloha.net’ Subject: RE: Your Questions Hi Gabriella, The building does need to have adequate heat (be able to be heated to 60 degrees a minimum of 3 feet above the floor) and handwashing sinks need hot water.
