Make sure your contractor is properly - registered. n 2. Be wary of contractors who ask you to pick up the building permit. 3. Plan your project carefully, including detailed plans, if necessary. © 4. Try to get at least three written bids on each job. 5. Ask contractors for references. 6. Ask what inconveniences might arise. 7. Obtain a written contract. 8. Make sure you understand the terms before you sign anything. 9. Be cautious about paying for work not yet completed. 10. Put all change orders in writing. 11. Make frequent inspections and consult your local building department. 12. Avoid making final payment until you have received a lien release from suppliers and subcontractors. Risks and liabilities When hiring an unlicensed contractor and acting as your own contractor: 1. You are responsible for the medical and time loss costs of employees injured while working on your project. 2. You may be liable for all unpaid taxes. 3. Your homeowner’s insurance may not cover work done by an unlicensed contractor. 4. The law requires complete disclosure of all work that has been done on your home, if you resell. You may be required to do work over again that has been done without permits, or inspections. Non-disclosure can lead to civil action being taken against you. 5. You may be placing yourself and your family in a life-threatening situation, especially when hir- ing unlicensed people to install plumbing, elec- trical wiring, heating systems or wood stoves. 6. Suppliers can place a lien on your home for non-payment of materials by your contractor. 7. Unpaid workers can place a lien on your property. 8. When problems arise, your only recourse is a lengthy and costly civil action — if there are any assets of value to attach, and if you can find the contractor. Insurance protection Contractors are required to carry at least $20,000 in property damage insurance coverage and $100,000 in bodily injury or death insurance. You are encouraged to verify the contractor’s insurance coverage with his or her agent, as the department's records may not reflect current coverage. Our information line The Labor and Industries contractor registration information line 1-800-647-0982 operates weekdays from 8 a.m. until noon and | to 5 p.m., excluding state holidays. The information line allows you to check whether commercial and resi-dential contractors are registered and properly bonded. Our staff can tell you if the contractor currently is registered, if action against the bond is pending, or if legal acton has been taken against the contractor’s bond in the past. WA | ‘OWNER SIGNATURE Before hiring a contractor If you are a consumer interested in having work done by a contractor, this brochure can help you by: e Explaining how the Washington state contractor registration program works. ¢ Describing how the contractor registration law protects consumers. ¢ Outlining the requirements for contractors. Washington state law requires all contractors to be registered. General contractors must maintain a $6,000 bond and specialty contractors must maintain a $4,000 bond. (Specialty contractors are those who participate in no more than two trades and do not subcontract work to other contractors.) It is against state law for any contractor to submit bids or perform any contracting work without being registered with the Department of Labor and Industries. It also is illegal for contractors to advertise without including their 12-character contractor registration number in the advertisement. Consumer protection The contractor registration law exists to protect consumers from incompetent and/or fraudulent contractors. Requiring contractors to be bonded gives consumers some financial protection against unsatisfactory or incomplete work. Dissatisfied consumers may take civil action to obtain restitution by taking action against a contractor’s bond in Superior Court. The law also requires contractors to carry insurance for property damage and public liability. It also ensures that contractors have a current Unified Business Identifier (UBI) Account Number and Federal Employer Account Number. An inverted “U” shaped rack is acceptable. The rack design must be presented to DSD staff for review and approval prior to installation. Rack must installed prior to occupancy and should be placed as close to the front entrance as possible. With 9 parking spaces for cars, they actually exceed the maximum parking allowed; however, it’s a pre-existing situation. From my calculations, they’d only need 5 spaces maximum. Alex has already signed off so it’s good to go. Meg, would you call the applicant please? Some fees are due at the time of pick up. The provisions of this chapter shall apply to the number of plumbing fixtures and sanitation facilities to be provided in an occupancy regulated by this Code. 2901.2 Minimum requirements. Plumbing fixtures and sanitation facilities shall be provided in the minimum number shown in Table 2902.1 and in this Chapter. Where the proposed occupancy is not listed in Table 2902.1, the building official shall determine fixture requirements based on the occupancy which most nearly resembles the intended occupancy. The number of occupants used for determining minimum fixtures and facilities shall be computed at the rate of one occupant per unit of net floor area as prescribed in Table 2902.1 Plumbing fixtures need not be provided for unoccupied buildings or facilities. SECTION 2902 FIXTURES 2902.1 Number of fixtures. 2902.1.1 Private offices. Fixtures only accessible to private offices shall not be counted to determine compliance with this section. 2902.1.2 Occupancy load distribution. The occupant load shall be divided equally between the sexes, unless data approved by the building official indicates a different distribution of the sexes. 2902.1.3 Food preparation areas. In food preparation, serving and related storage areas, additional fixture requirements may be dictated by health codes. 2902.1.4 Other requirements. For other requirements for plumbing facilities, see Section 1210 and Chapter 11. 2902.2 Access to fixtures. 2902.2.1 Location. Plumbing fixtures shall be located in each building or conveniently in a building adjacent thereto on the same property. 2902.2.1.1 Toilet rooms. Toilet rooms shall not open directly into a room used for the preparation of food for service to the public or residents of Group R-2 boarding homes and residential treatment facilities licensed by Washington State. 2902.2.2 Multiple tenants. Access to toilets serving multiple tenants shall be through a common use area and not through an area controlled by a tenant. 2902.2.3 Multistory buildings. Required facilities shall be free of charge. Where pay facilities are installed, they shall be in addition to the minimum required facilities. SECTION 2904 SPECIAL PROVISIONS 2904.1 Dwelling units. Dwelling units shall be provided with a kitchen sink. 2904.2 Water closet space requirements. The water closet stool in all occupancies shall be located in a clear space not less than 30 inches (762 mm) in width, with a clear space in front of the stool of not less than 24 inches (610 mm). 2904.3 Water. Each required sink, lavatory, bathtub and shower stall shall be equipped with hot and cold running water necessary for its normal operation. 2904.4 Drinking fountains. 2904.4.1 Number. Occupant loads over 30 shall have one drinking fountain for the first 150 occupants, then one per each additional 500 occupants. Exceptions: 1. Sporting facilities with concessions serving drinks shall have one drinking fountain for each 1000 occupants. 2. A drinking fountain need not be provided ina drinking or dining establishment. 2904.4.2 Multistory buildings. General Site-and Building Elements - EXCEPTION: Where access aisles or parking spaces are not adjacent to another access aisle or parking space, measure- ments shall be permitted to include the full width of the line defining the access aisle or parking space. 502.5 Floor Surfaces. Parking spaces and access aisles shall comply with Section 302 and have sur- face slopes not steeper than 1:48. Access aisles shall be at the same level as the parking spaces they serve. 502.6 Vertical Clearance. Parking spaces for vans, access aisles serving them, and vehicular routes from an entrance to the van parking spaces, and from the van parking spaces to a vehicular exit serv- ing them shall provide a vertical clearance of 98 inches (2490 mm) minimum. 502.7. Identification. Where accessible parking spaces are required to be identified by signs, the signs shall include the International Symbol of Ac- cessibility complying with Section 703.6.3.1. Signs identifying van parking spaces shall contain the designation “van accessible.” Such signs shall be 60 inches (1525 mm) minimum above the floor of the parking space, measured to the bottom of the sign. 502.8 Relationship to Accessible Routes. Accessible passenger loading zones shall comply with Section 503. 503.2 Vehicle Pull-up Space Size. Passenger loading zones shall provide a vehicular pull-up space 96 inches (2440 mm) minimum in width and 20 feet (6100 mm) minimum in length. 503.3 Access Aisle. Passenger loading zones shall have an adjacent access aisle complying with Section 503.3. 503.3.1 Location. Access aisles shall adjoin an accessible route. Access aisles shall not over- lap the vehicular way. 503.3.2 Width. Access aisles serving vehicle pull-up spaces shall be 60 inches (1525 mm) minimum in width. 503.3.3 Length. Access aisles shall be 20 feet (6100 mm) minimum in length. 503.3.4 Marking. Access aisles shall be marked so as to discourage parking in them. 503.4 Floor Surfaces.
