All work shall comply to minimum standards of the 2006 International Residential Code, 2006 Uniform Plumbing Code, 2006 International Mechanical Code, applicable sections of the 2006 International Building code and current editions of the Washington State Energy and Indoor Air Quality Codes. 2. It is the specific intent of these specifications that workmanship on all phases of the construction and embracing all trade sections shall be of high quality, perros by workman skilled in their trade and performing their work only according to the standards of the best practice of trade. 3. All manufactured articles, materials, and equipment shall be applied, installed, connected, erected, used, cleaned and conditioned in accordance with manufacturers directions, unless otherwise specified. 4. The drawings and specifications represent the finished structure. They do not indicate the method of construction. This is the builder's responsibility. The builder shall provide all methods and related equipment necessary to protect the structure, workmen and other persons and property pe construction. The builder shall determine where and how temporary precautionary measures shall be used and to inspect same in the field. 5. Construction loads upon the structure shall not be in excess of the designed loads of Table R301 and R301.7. Dead loading of material weights shall meet R301.2.2.2.1 or be designed by engineering using the 2006 IBC. 6. Soil bearing is assumed at 1500 psf. 7. Ground snow loads are elevation x .04, with a minimum of 25 psf. 8. Trusses shall be designed to carry snow loads and roofing materials. R502.11. 9. Design shall use Exposure C category. If within 1,500 feet of a shoreline it becomes Exposure D. R301.2.1.4. 10. Seismic design category is D1. 11. Frost depth is 12 inches. R403.1.4.2. 12. An approved set of plans and specifications is required on site when calling for an inspection. Foundations 1. All concrete and workmanship shall conform to the minimum standards of current editions of the IR.C. and all local ordinances and regulations. 2. Bolts shall conform to ASTM307. Anchor bolts for embedment in concrete shall be fabricated witha bent leg. 3. Allreinforcing steel in the foundation shall be tied in place before form inspection. 4. Foundation anchorage shall be 1/2 inch diameter with a minimum 7-inch embedment, spaced 6-feet on center wand within 12 inches from the ends of each plate section, including interior braced wall lines. R403.1.6. 5. Plate washers shall be 1/4 inch by 3 inches by 3 inches. R602.11.1. 6. Positive connections shall be provided between posts and piers. R407.3. 7. Placing of concrete shall conform to ACI 318 and 614 and at time of pour shall have a temperature not below 50 degrees F for three days. The maximum temperature of the concrete produced with heat aggregates, heated water, or both shall not exceed 85 degrees F at any time during production or transit. 8. Before pouring clear all debris, water and ice from the formed areas and voids from reinforcing. Dampen Rood forms and subgrade prior to placing. 9. Curing of concrete during cold weather shall conform to ACI306. 10. Concrete shall conform to standard specifications for ready mixed concrete ASTM designation C- 94, with a minimum compression strength of 2500 psi at 28 days and shall be clean and free of loose rust scales or other materials that reduce bond. 11. Lapped bar splices length minimums - 24" for #4 and 30" for #5. 12. Concrete for slabs and apron to be a minimum of 3000 psi in 28 days. 13. Concrete slab-on-ground floors shall have fill material depth that does not exceed 24 inches for clean sand or gravel and eight inches for earth. R506.2.3. 14. A6 mil polyethylene vapor retarder with joints lapped six inches shall be placed between the concrete and subgrade. It may be omitted for garages, utility buildings, etc. R506.2.3. 15. Stepped foundations that vary more than four feet, from foundation to floor above, shall be constructed and braced per R602.11.2, Table R602.10.1. 16. Foundations that enclose habitable or useable spaces below grade shall be dampproofed, and shall also have foundation drains of gravel or crushed stone extending one-foot beyond the outside edge of the footing and six inches above the top, with a filter membrane covering. R405.1 and R406.1. 17. Lots shall be graded so as to drain surface water away from foundation walls. The fall shall be a minimum of six inches within the first ten feet. R401.3. 18. All construction materials, vegetation, organic material, and wood forms shall be removed from the crawl space before occupancy. R408.5. 19. Access openings through the floor to under floor spaces shall be a minimum of 18 x 24 inches. Openings through a perimeter wall shall not be less than 16 inches x 24 inches.When any portion of the through wall access is below grade, an areaway not less than 16 inches x 24 inches shall be provided. Access to mechanical equipment under floors shall be a 30 x 22 inches and not more than twenty feet from the opening to the appliance, with a switch near the opening and outlet and fixture near the appliance. Masonry fireplaces shall be designed in accordance with R1003 using Seismic Design D1. Figure R1003.1, Table R100201, and WAC R1004.1.2. Structural 1. Fastener schedule shall comply with Table R602.3.(1). 2. Fasteners in connection with pressure treated wood shall be made of stainless steel or approved hot dipped galvanized materials. R319.3. 3. All floor and roof trusses shall be installed in accordance with manufacturer’ instructions. 4. _ Trusses shall be connected to walls by the use of approved connectors having a resistance to Pot hoa thet 175 pounds.
