AIR-SEALING & THERMAL CONTINUITY The air boundary exists at the interior of the walls & roof, and at the interior of the slab. A proper air boundary consists of OSB, wood framing, tape, sleeves, gaskets, polyethylene, and concrete. Expanding foam insulation and caulking are not approved air barriers, as they may shrink or crack. NOTE: The longevity of standard 6-mil polyethylene is questionable. Penetrations through the slab must be air-sealed to the slab. Sewer pipes should ideally be insulated all the way to the fixture unless an air admittance valve is installed. Conduits for wiring should be air sealed at the discharge. See detail 1. Over-lap EPS insulation under slab. At exterior doors, maintain a continuous air & vapor barrier from the slab to the door threshold. See detail 2. Walls must be air sealed to the slab. See detail 3. Tape all interior polyethylene seams. Ideal sealing requires drywall gaskets. See details 4 & 5. Air-seal roof vents at the interior, waterproof at the exterior. See detail 6. Tape the interior frame of the window to an air-tight window wrap. See detail 7. Use tape, gaskets, or sleeves over any penetration through the interior polyethylene air-barrier. DRAWN BY: 2. PLUMBING For efficiency, hot water pipes should run as short as possible and be insulated from the tank to the fixture. Hot water pipes under the slab to be at the top of the insulation layer. See detail 8. Use air-tight sleeves over plumbing penetrations. Plumbing fixtures must be water-saving or low-flow. 3. MECHANICAL The ERV and ventilation system are to be installed at the maximum efficiency possible. The system needs to be well balanced. Extra care needs to be taken to miniriize or eliminate noise, even if that means providing acoustic insulation or mufflers. Extract & intake duct runs should be as short as possible and well insulated, with exterior vent ports at least 3’ apart. Fresh air and exhaust duct runs to rooms should be as short as possible and provide a low level of resistance to air flow. Each room should have registers with air flow controls and a 1” void under doors for air movement. The fresh air should be thrown or diffused into the room in a way as not to be drawn immediately into the exhaust stream. User controls must be provided, with 3 operational settings based on occupancy. If a ventilation post-heater is installed, it must be integrated with the controls. Timers must be provided at the bathrooms and kitchen for boosting CFM operation. The exhaust vent at the kitchen must have a charcoal filter, accessible to the homeowner for cleaning. 4, ELECTRICAL The electrical system must be installed for a high level of efficiency, yet not compromise quality of comfort & use. Rooms should have a high level of lighting quality, with controls that allow for efficiency of use. Use special air-tight electrical boxes. Appliances must be energy efficient. For 1 the ventilation system. 5. EXTERIOR DOORS & WINDOWS . . Exterior glazed doors & windows should have low-e surfaces that maximize solar heat gain, and be filled with argon gas (glazing at the north elevation should have low solar heat gain). 6. BLOWER DOOR TEST Immediately after the interior air layer is defined, before the sheetrock is installed, an N-50 blower-door test must be taken. If the test fails, all found air-penetrations must be sealed and a new test must be done. Once the blower-door test is successful, construction may continue. Care must be taken not to compromise the air barrier during the final stages of construction. A final blower-door test needs to be passed when construction is finished in order to achieve the Passive House Standard. AID.
