Current mail -- none. Iv. OLD BUSINESS A. Conditional Use Permit, 901.1.-01, Rory Ramage and Suzanne Cabot, 1. Staff Reviews, reviewed the a ].��ca►ton for a ive- Rick Sepler, staff planner, pp room bed and breakfast inn in R-III zoning district. Mr. Sepler that seven parking spaces would be required, Mr. Sepler stated t ' current available parking spaces, which exceed the outlined ' b two for a ttl 'o nine- r. Leah Hammer, 533 Quincy, proprietor of the Ravenscroft Inn stated that as a friendly competitor in the area, she welcomed the Quimper Inn and thought that Ms, Cabot and Mr. Ramagq would run the inn quite well. Patty Wickline, 731 Pura, proprietor of Lizy's B& B stated she is in favor of the inn. She stated 'it is in harmony with the rest of uptown Port Townsend. . Committee Report. Ms. Sherwood stated she thinks it is an appropriate application in consideration of local ordinances. She moved that the Planning Commission recommend to the City Council the Findings of Fact and Conclusions, as prepared by staff. Ms, Erickson seconded the motion. Discussion, Tavernakis stated he is concerned about foliage growing on the rear arbors and proposing a possible fire hazard since the arbors are in close proximity to the garage. He stated he would like to suggest that the foliage be maintained, but did not want to make this recommendation a condition of the permit, gall call vote was taken and all were in favor. B. variance Application, 9011-06, Bill and Sue Maxwell 1. Staff Review. . Mr. Sepler reviewed the application proposing a► front porch addition to the applicant' s house. The current front setback is 22 et. The required setback is 20 feet. The proposal requests a 1 foot setback, four feet short of the required 20. The applicant believes the porch is consistent with other houses nearby, that it would improve the appearance of the house and'- that it was believed that a porch once existed on the house. Mr'. Sepler recommended granting the variance. Ms, McDole stated that a lot of people near the property, including a next door neighbor, were not notified. Ms. IcDole stated she did not feel comfortable in voting on this application if the neighbors had not been notified. Mr. Tatvernakis suggested voting on the application and if the Planning Commission receives a letter against the application, that it must be returned to Planning Commission. # 5 4 Planning Commission Meeting: January 31, 1991 Page Three of Five . Public Testimony . Maxwell stated he would like the variance granted. He stated that he has talked with the neighbors and no one had stated any concern over the proposed porch. . Committee Deport Ms. Sherwood stated that before they discovered the notice problem, she felt this was an appropriate variance and should be recommended. Nis, McDole said she too was in favor of the application. Ms. McDole moved that this application be continued until. February 8, 1991 so that everyone could be properly notified. Ms. Sherwood seconded the motion. Mr. Kosec stated he would like this application to be the first item on the February 28, 1991 agenda, roll call vote was taken and all were in favor of continuing this application to February 28, 1991. C. Conditional Use Permit, 9012-03 ,1 William White Nis. Erickson stated that her business is within 200 feet of the subject site and asked the applicant if he would like her to leave the room. The applicant responded that he did not wish Erickson to leave the room. 1. Staff Review. Rick Sepler reviewed the Conditional Use Permit Application to convert approximately 1000 square feet of existing ► ni storage units to of fice space. The of f ice space would be used by the Washington State Department of Licensing and the Department of Motor Vehicles as a drivers licensing examining office. . Seder stated that he had solicited an opinion from the Washington Stated Dept, of General Administration, Division of Property Development. Mr, Sepler distributed that department' s reply, a letter dated January 25, 1991. The letter stated that the department had reviewed traffic and safety issues and found no problems. Mr, Sepler recommended granting the Conditional Use Permit with the conditions as stated in the Draft Findings of Fact and Conclusions. Nis, McDole stated she is concerned about available parking for employees, She asked about parking on the Thayer Street side, She stated she thinks it would be safer. Mr. Sepler stated that exams would be offered only one day a week and therefore possible traffic impacts may not be significant. 2 . Mr. Tavernak'is moved to continue this applicationAt the continuance date he would like to see a parking plan and a letter from the Department of Transportation regarding parallel and Planning commission Meeting: January 31, 1991 Page Five of Five handicapped parking requirements; their opinion on vehicles backing up onto Jefferson Street; and any other concerns they may have. Mr. Tavernakis stated he would like a letter from the Port Townsend Building Department stating that parking in the cutaway (Exhibit "All is acceptable and approved by the building department. Alan carman seconded the motion, adding the continuance date specific to February 2 , 1991. Roll call vote was taken and all were in favor of the continuance, V. NEW BUSINESS -- see agenda. Mr. Tavernakis asked Mr. Sepler to check on legal time limits for responding to a recent communication from the attorney for the Townsend Meadows project. VI, ANNOUNCEMENTS: Next scheduled meetings..
