AN ORDINANCE RELATING TO ZONING; DEFINING
FRONT YARD, FRONT LOT LINE, REAR LOT LINE,
AND SIDE LOT LINE; CLARIFYING REQUIRED YARD
SETBACKS, AND AMENDING SECTIONS 17.08.525 AND
17.20.020 OF THE PORT TOWNSEND MUNICIPAL
CODE.
THE CITY COUNCIL OF THE CITY OF PORT TOWNSEND DOES ORDAIN AS
FOLLOWS:
~ Section 17.08.525 of the Port Townsend Municipal
Code is hereby amended to read as follows:
17.08.525 Yard. Front. "Front yard" means an open
space extending from thirty inches above the general
ground level at the ((principal ~iree!)) ~ line
to the building line and including the full width of
the lot to its side lines.
~ A new Section 17.08.302, is hereby added to the
Port Townsend Municipal Code to read as follows:
17.08.302 Lot Line. Front. "Front lot line" means the
lot line which is adjacent to a street or access
easement of at least twenty feet in width; excepting
corner lots in which case the property owner shall
declare which of these two lot lines shall be

considered the front lot line at the time of
application for a building permit for the first
residential building on the lot; and excepting through
lots in which case the front lot line shall be the lot
line which is adjacent to the street or access easement
which affords the principal means of access to the
property. In the event of lot configurations or
circumstances not provided for in this title, the
building official shall determine the front lot line
based on the purposes of this title set forth in
Section 17.04.020 subject to appeal pursuant to Section
17.64.090.
~. A new Section 17.08.303 is hereby added to the
Port Townsend Municipal Code to read as follows:
17.08.303 Lot Line. Rear. "Rear Lot Line" means any lot
line which is distant from and essentially parallel to a
front lot line.
Section 4. A new Section 17.08.304 is hereby added to the
Port Townsend Municipal Code to read as follows:
17.08.304 Lot Line. Side. "Side Lot Line" means any lot
line other than a front lot line or a rear lot line.

~. Section 17.20.020 of the Port Townsend Municipal
Code is hereby amended to read as follows:
17.20.020 Exceptions. In the case.of.a corn.er..lo.~,
the ~arger minimum side yard reauirement provided in
Section 17.20.010 shall be on a side which is adjacent
to a street. The setbacks provided in Section
17.20.010 shall not apply to outbuildings such as
garages, storage sheds or toolsheds, excepting that the
front setback shall be the same for all such
((~)) outbuildings as for a dwelling house on
the premises and excepting that all buildings shall be
a minimum of five feet from side and rear lot and/or
property lines and ten feet from any street ri~ht-of-
way and ten feet from any building on the same or
adjacent properties. ((For the Durro~e~ of thi~

~ Severabilitv. In the event any one or more of the
provisions of this ordinance shall for any reason be held to be
invalid, such invalidity shall not affect or invalidate any other

provision of this ordinance, but this ordinance shall be
construed and enforced as if such invalid provision had not been
contained therein; provided, that any provision which shall for
any reason be held by reason of its extent to be invalid shall be
deemed to be in effect to the extent permitted by law.
~ Ef£ective Date. This ordinance shall become
effective five days after its passage and publication.
