Included with the completed application are two copies of a Conceptual Site Plan for the subject parcel, and a vicinity map. Mr. Molotsky is proposing a five lot subdivision: four (4) lots of approximately 11, 500 square feet each, and a residual lot of approximately seven (7) acres. The proposed lots would be served with City water and sewer service, currently available to the site. The subject property is located southerly of Hastings Avenue and easterly of Thomas Street. The subject parcel is the only land Mr. Molotsky owns within two hundred feet (200') of the proposed project. The subject parcel is located in an R -II (SF) zone. Adjacent parcels are characterized by low density residential development on larger parcels. Southerly of the subject parcel there is; a small neighborhood (10 -12 homes) on approximately 100 ft. x 100 ft lots. In addition to the materials submitted, the City.of Port Townsend had a Wetland Delineation prepared November 1998, by The Coot Company specific to the subject parcel. Mr. Doug Mason, City of Port Townsend Public Works Department, would have additional copies of the Wetland Delineation. We are enclosing a check for $250.00 to cover the requested application fee.
