AN.ORDINANCE ADOPTING AND ESTABLISHING ZONING REGULATIONS
AND DISTRICT DESIGNATIONS FOR THE ISLAND VISTA PLAT, TAX
LOTS 10 AND 14, AND ALL,THAT PORTION OF GALLEON VIEW
ESTATES PLAT LOCATEDiIN A PORTION OF SECTION 15, TOWNSHIP
30 ~f~R~; RANGE 1 WEST W.M., WHICH AREA IS REASONABLY
EXPECTED TO BE ANNEXED TO THE CITY OF PORT TOWNSEND IN
IN THE FUTURE
WHEREAS,"th~re are certain areas located adjacent to the
City of Port Townsend which may reasonably be expected to be
annexed to the City in the future, and
WHEREAS, it is in the interest of the City and citizens
thereof%, and of such areas which may later become part of the
City that the City Comprehensive Zoning Ordinance extend and
apply to such areas and that use classifications be established, and
WHEREAS, the~' City Council has adopted a comprehensive plan
to apply to the area, and
WHEREAS? the Planning Commission and the City Council of
the City of Port townsend have each duly held public hearings
fol~owin~ publi~ notice as provided by law, and
WHEREAS, the City Council finds that adoption of the zoning
regulations for the areas hereinafter described in the event the
same "~become annexed to the City seeks to and addresses the issues
and concerns set forth in RCW 35.13.177, now therefore
THE CITY COUNCIL OF THE CITY OF PORT TOWNSEND IN REGULAR
SESSION ASSEMBLED DO ORDAIN AS FOLLOWS:
Section 1. ZONIN.~...D.IST~I~~. Pursuant to the zoning ordinance
of the City, Title 17 of the Port Townsend Municipal Code, the
following areas are divided into districts as follows:
(a)
R-IA.
Lots 1 through 22 inclusive, of the Island Vista Plat:
(b) Lots 23 and 24 of the Island Vista Plat: R-II.
(c) The "Reserve Area" designated in and upon the Island
Vista Plat adjacent to Lot 24 of said plat: P-I.
(d) Ail of that portion of Tax Lot 10 adjacent to
the Island Vista Plat and located southerly of the existing boundaries
of the City of Port Townsend: P-I
(e) Tax lot 14 and all of that portion of Galleon View Estates
Plat located southerly of the existing boundaries of the City of
Port Townsend, in a portion of Section 15, Township 30 North, Range
1 West W.M.: R-IA.
Ail of the aforesaid property is more particularly described in

Section 3.~ OTHER ZONING REGULATIONS. Ail other zoning and
land use regulations of the City of Port Townsend shall apply to
the lands described in this Ordinance and shown on Exhibit A attached
he re to.
section 4. SEVERABI~Y. If this Ordinance or any part thereof
is declared by a court of competent jurisdiction to be invalid or
unenforceable, the remaining portions and provisions unaffected
thereby shall continue in full force and effect.
Section 5." AMENDMENTjS. This Ordinance must remain in effect
before"'it may be amended, supplemented or modified by subsequent
ordinance for a period of two years following annexation of the
areas described herein.
Sec.t!on. 6. EFFECTIVE DA~~. This Ordinance shall become
effective after its approval, passage and publication in the form
and manner provided by law,and uuon.~ annexation of all or any part
of the lands and areas described herein by the City of Port
Townsend.
Read for the first, second and third times, approved and
passed by the City Council and signed by the Mayor on this 3rd
day of March, 1986.
