Correspondence/Attachments – For HPC15-028, Staff has compiled an Applicable Guidelines Checklist for use by the HPC in their discussions and deliberation – TO BE PROVIDED VIA E-MAIL JAN 4, 2016. 5. HPC15-028, 1123 Van Ness Removal of detached accessory building associated with a Secondary historic residence and construction of new replacement accessory building with rear line setback departure. Owner: Elizabeth Mention Agent: Guy Hupy, Guy Hupy Design Confirmation of HPC's Dec. 1 recommendation, to approve the project after the end of the required public comment period for the requested Departure. To recap, the request is sought for:  Removal of the existing accessory building – would doing so be detrimental to the home's historic character (PTMC 17.30.310)?;  The replacement building's overall design – is the proposed accessory building's design consistent with applicable guidelines for new construction? (PTMC 17.30.158 and .140, as applicable); and,  The replacement building's setback departure request – Does the HPC believe the requested departure meets the approval criteria set forth in PTMC 17.30.159.C? HPC15-022, Clapp Building Rehabilitation Owner: 725 Water Street LLC Agents: Rick Hiner, Richard Hiner Architects Layne Padilla, 725 Water Street LLC HPC is being asked to recommended conceptual approval on: • Revised schematic plans for rehabilitation of the Clapp Building. NOTE: The project scope has been revised to exclude construction of a new side and roof top additions. i. For continued Pre-Application discussion: Staff and Applicant Presentation Sub-committee Report: Public Comment (3 minute limit per person): HPC discussion, questions and possible motion Staff summary of next steps 8.
