inspection without substantial hazard, and is hereby granted this Temporary Certificate of Occupancy, provided
substantial progress is being made toward completion and final inspection is passed by the date entered above.
This certificate of occupancy shall be posted in a conspicuous place on the premises and shall not be removed except
by the building official.

FIRE DEPARTMENT CONDITIONS
1. Complete curb painting at fire hydrant.
2. Install fire extinguisher tags.
3. Install as built plans box in mechanical room.

SEPA MDNS CONDITIONS
1. Final approval of landscaping per approved landscape plan by BCD.
2. Final approval of parking lot layout as per approved parking plan.
3. Final approval of the exterior lighting system (modified as agreed); and review of pole mounted

lights for compliance with SEPA performance standards.
4. Final approval of multi -family design review by BCD.
5. Submission and approval of sign permit application by BCD for monument sign and approval
of downward pointed lighting on top of sign (if sign is to be lit.)
6. All exterior service elements shall be screened and landscaped (garbage receptacles, utilities,
mechanical equipment) per landscaping and parking plans.
PUBLIC WORKS CONDITIONS
1. An approved bacteria test for the looped public water line serving Lots 1-4.
2. All maintenance holes, catch basins and pipes must be grouted, cleaned and free from debris.
3. Provide final record drawings certified by your engineer.
JEFFERSON COUNTY ASSESSOR'S OFFICE
1. Deed exchange after final plat approval to correspond ownership with short plat lot legal
descriptions (legal descriptions of land prior to short plat differed) — provide copies of
recorded deeds to BCD.

Subject: San Juan Commons
We received your letter dated September 14, 1998, regarding a Certificate of Occupancy for San
Juan Commons. We remind you that the water system looping must be completed before our
Public Works sign -off on the infrastructure and street development permit will be processed.
Other punch list items prior to Public Works approval are:
Place an asphalt patch in the bike lanes in the road cut at the future north entrance to your
site.
All maintenance holes, catch basins and pipes must be grouted, cleaned and free from
debris.
Provide final record drawings certified by your engineer.
