INGRESS, EGRESS AND UTILITY EASEMENT LEGAL DESCRIPTION:
A perpetual easement granted to Alan W& Patricia I Dombrowski (grantee) from John
Kain and Makiko Guji (grantor) for ingress, egress and utilities over, under and across
the south 20 feet of the following described parcel:
The East 100 feet of a parcel of land in Section 34, Township 31 North, Range 1 West,
W.M., Jefferson County, Washington, more particularly described as follows:
Beginning at intersection of meander line with east line of a tract of land conveyed to
James Simms by deed recorded January 2, 1883 in volume 8 of deeds, on pages 59
and 60, records of Jefferson County;
Thence South 310 feet to North line of Lynch Street (56thSt.); Thence West 575 feet;
Thence North 105 feet to Meander line;
Thence North 700 30"' East along meander line to beginning:
Also known as Tax Lot 10, in Jefferson County, Washington.
Together with Tidelands abutting.
Said property has Jefferson County Assessor's Parcel No. 101 342 002.
END OF DESCRIPTION
Said Easement is for the benefit of the Grantee and the City owned municipal sewerage
system in west 561h Street:
The Grantor hereby agrees to protect and allow continued use of the sewer pipe in the
event of future landscaping over or near said utilities.
Any claim or dispute arising out of this Agreement shall be settled by arbitration in
accordance with applicable rules of the American Arbitration Association, and
judgement upon the award rendered by the arbitrator may be entered in any court
having jurisdiction. The arbitration shall be conducted in Jefferson County.
The Grantor and Grantee hereby acknowledge, by signature below, their consent to this
Agreement.
