The following constitutes this plan examiner's findings and determinations based upon the plans of record submitted. Findings&Determinations: 1. The proposal was reviewed as a single-story structure with a total of 1058 square feet of fire area with Group A-3 occupancy classification, with Type V-B construction classification. The building is a manufactured structure formerly used as a classroom at Mountain View School. 2. Addressing for the proposal shall be consistent with City of Port Townsend Municipal Code standard for size, and be in a position as to be plainly visible and legible from the street or road fronting the property. Said numbers shall contrast with their background [I.F.C. Section 505]. 3. The structure is provided with a single exit. The net square footage for the structure is 802 square feet. The occupancy loads exceed 49 persons, and the single exit does not meet the exit capacity requirements of I.F.C. Section 1005.1 [48"]. Therefore, a second exit is required, also required from I.F.C. Section 1004.1. Even if the structure was viewed as "an existing structure with a single exit" per I.F.C. 1019.2, the occupant load capacities exceed the occupancy limitation from I.F.C. Table 1015.1, which would also require a second egress. 4. Key box access to or within the subject structure for emergency services delivery is an owner option. 5. Road access via existing 30th Street is found to be consistent with Section 503 and Appendix D fire apparatus access road design standards. 6. Access to building openings appears to be designed consistent with the I.F.C. Section 504 which requires an approved access walkway leading from fire apparatus access road(s)to exterior openings that are required by the Fire Code or Building Code. 7. An automatic fire suppression system(sprinklers)is not under I.F.C. Section 903.2.1.2. 8. An automatic fire detection alarm system is not required for this occupancy under lFC Section 907.2.1 of said Code. The following constitutes this plan examiner's findings and determinations based upon the plans of record submitted. Findings & Determinations: 1. The proposal was reviewed as a single-story structure with a total of 1058 square feet of fire area with Group A-3 occupancy classification, with Type V-B construction classification. The building is a manufactured structure formerly used as a classroom at Mountain View School. 2. Addressing for the proposal shall be consistent with City of Port Townsend Municipal Code standard for size, and be in a position as to be plainly visible and legible from the street or road fronting the property. Said numbers shall contrast with their background [I.F.C. Section 5051. 3. The structure is provided with a single exit. The net square footage for the structure is 802 square feet. The occupancy loads exceed 49 persons, and the single exit does not meet the exit capacity requirements of I.F.C. Section 1005.1 [48"]. Therefore, a second exit is required, also required from I.F.C. Section 1004.1. Even if the structure was viewed as "an existing structure with a single exit" per I.F.C. 1019.2, the occupant load capacities exceed the occupancy limitation from I.F.C. Table 1015.1, which would also require a second egress. 4. Key box access to or within the subject structure for emergency services delivery is an owner option. 5. Road access via existing 30`h Street is found to be consistent with Section 503 and Appendix D fire apparatus access road design standards. 6. Access to building openings appears to be designed consistent with the I.F.C. Section 504 which requires an approved access walkway leading from fire apparatus access road(s) to exterior openings that are required by the Fire Code or Building Code. 7. An automatic fire suppression system(sprinklers) is not under I.F.C. Section 903.2.1.2. 8. An automatic fire detection alarm system is not required for this occupancy under IFC Section 907.2.1 of said Code. Fire flow and fire hydrant review for this proposal is derived from the requirements of the City of Port Townsend Engineering Design Standards, Section 903.2 and Appendix B and C of the I. F. C., and applying the maximum spacing rules for mixed use, multi-family, and commercial areas as defined by this project. 11. The existing fire hydrants [30th & Sherman and 31st& Hendricks—each with 1,000 minimum gpm] are sufficient for fire flow. 12. The scheduled date and route of the structure move shall be provided to JeffCom dispatch center [385-3831 Ext. 1], the City Police Department, and East Jefferson Fire & Rescue Administration office [385-2626].
