Here are my comments: 1) The zone is R-III. The code states that R-III front yard setbacks are 20 except 10 feet with side or rear parking. I have attached a sketch of front, rear and side parking scenarios. In this particular case, you have parking in the front. Therefore, the house needs to be setback 20 feet from the front property line. Please revise the plans from 14'4"to 20' for the front setback from Eddy Street 2) A minimum of two on-site parking spaces a minimum of 9' by 19' is required. The plans show tandem parking on the driveway that is 32'-4-3/4" long. As it needs to be 38' long, please revise the plans. 3) This property in the Phoenix Addition replat is subject to the Tree Conservation Ordinance, which requires a minimum of four tree units to be retained or planted per 5,000 square feet. In addition, the CC&R Item#24 (AFN #534005 page 5) states that this lot is subject to "a restriction prohibiting removal of all trees 18 inches or more in diameter as measured at a point on said tree four feet above ground level without approval by the City of Port Townsend DSD." Please indicate where such trees are on the property, and indicate which trees are going to be retained (or planted) to achieve the minimum four tree units. These are preliminary comments only, just relating to land use. Building and public works may have additional comments. Please let me know if you have questions. Thank you.
