I prep'd one & put HOLD on the permit in CHET pending recording of the Notice by the applicant's. Called Rick Landis (project rep) about the Notice, who asked me to call McKee's directly. Called McKee's & left voice msg. about the Notice & the need to have it signed, recorded and returned to us prior to issuing the BP. Left my phone # with them asking them to call back & advise on how they want to get the Notice (pick it up here? Mail it to them?). Also advised them we have Notaries here, so if they came in together & signed the Notice we could help with that. RS has signed the Notice & I put it in the BP file, in case they show up to sign it. Put the BP back on the "Pendinu" shelf. John McDonagh; Planner Development Services Dept. City of Port Townsend Pt. Eliminating trimmers and cripples double surds bysupperting header with metal training connector or "header hanger" (Simpson HH6) (3)164 Dome Br header is let in the king stud. The least material is used: no tutting strips are needed fornaAieg, no trimmers arae needed to suppad UN header. Trimmers, cripples, and double sills are not generally needed for the structural integrity of a house unless large loads or long spans are re- quired- (Large loads would be present in a 3 -story building, excessive snow load. or other unusual air umstarl s.) In advanced framing, headers are supported by a metal framing connector or a notched Zig stud. The size of a header is determined by the span, and short spans, such as those over doors, can often be met with a single 2x header. Builders may consider eliminating headers in exterior and walls that are spanned by gable -end trusses, since no roof load is carried by the wall. Insulated headers over olindows and doors A bit header in an, exterior wail is almost never required structurally in single family construction — and rarely in multifamily construction. Several approaches to insulated headers have gained acceptance with the building community and approval from code officials. Advanced framing uses insulated headers and attaches them to the wail m ways that use the minimum framing neces- sary to support structural loads. In the process, an uninsulated void is boxed into the wall at each partition. The extra studs are not needed structurally but serve as backing for drywall. Three alternate methods are available for making these intersections while leaving space and access for installing insulation in the exterior wall. The underlying zoning of the subject site is Medium Density Single -Family (R -II). Consistent with the 1996 Port Townsend Comprehensive Plan, the Port Townsend Municipal Code (PTMC) establishes the R -II district to provide for 5,000 -square -foot minimum lot sizes, or eight lots per block (PTMC 17.16.010.13.2). In Block 1, this proposal meets that lot size requirement by creating 10 lots averaging 6,990 square feet. As authorized by PTMC 17.32.060.B.1, excess lot size in Block 1 is averaged with Block 2 so that the lot size requirement is met in Block 2 despite 5 single family lots averaging only 4,582 square feet fronting on Jackman Street and 10 condominium cottages on a 39,010.9 -square -foot condominium area. No density bonus was required. The application meets all other requirements of PTMC 17.32.060: Innovative Residential Development, including the requirement that no lot may be smaller than 3,0000 square feet. B.
