Location
: 1109 Maple Street which is legally described as Lots 1 & 3 (S1/2 of each), Block 18,
Pettygroves First Addition to the City of Port Townsend. The Jefferson County Assessor’s
parcel number for the site is 984-901-801.
Description:
The request involves removal and expanded reconstruction of existing entry stairs and
elevated deck serving as principal access to the applicant’s single-family home. As
proposed, the reconstructed entry stairs and deck will be coupled with new concrete
terrace walls built with zero (0) setback from the adjoining K Street right-of-way.
Normal minimum structure setbacks from this unopened right-of-way would be 10-ft.
Special studies or plans supplied with the applications include: A project narrative with photographs and
responses to each of the Variance approval criteria; a site plan with section detail showing the proposed
improvements; survey work showing the existing improvements and site conditions; a report from a
Licensed Engineering Geologist (L.E.G.) confirming the site does not qualify as a regulated steep slope
Critical Area under City code (PTMC 19.05); and other property specific information (i.e. easements of
record, etc.).

A statement of proposal consistency with all applicable bulk and scale standards, along with a criteria review
for setback Variance approval (PTMC 17.86), will be made as part of the City decision issued on the
application. The Variance request will require one open-record hearing before the City’s Hearing Examiner.
A hearing date has not been scheduled but notice of the time and place will be given in accordance with the
Port Townsend Municipal Code.
A final decision on the application will be made within 120 days of the date of the Determination of
Completeness.
