Langley, WA 9E260 Subject:Letter report presenting the findings of a field visit conducted at.the property described as Lots 2 and4, Block 23 of Pettygrove's 1't Addition, located in Section 2, Township 30 North, Range 1 West, W.M., Jefferson County, Washington. Dear Mr. Krajack: lntroduction At your request, Biil Payton of Northwestern Territories, lnc. (NTl) conducted a field visit at the above-mentioned property on June 29,2001. The purpose of the visit was to determine if a geological environmentally sensitive area exists at the subject property as deflned by Sections 19.05.020 and 19.05.100(B) of the Port Townsend Municipal Code. Site Gonditions The property is located south of N Street anci east of Maple Streei. The property is undeveloqed and heavily vegetated with young and mature trees, brush and grass. The property is on a hillside that slopes generally towards the northwest at in angle of'14'degrees or 25%. No springs or seeps were observed on the property and no signs of slope instability were noticed on the property. The property is mapped by the Soil Survey of Jefferson County as the Clallam graVelly sandy loam (CmD) and the Dick loamy sand (DcC). The Survey states that the.Clallam soils formed in glacial till and become very compact at about 3 feet. Runoff is medium and the hazard of water erosion is moderate. The Dick soils formed in glacial outwash. Runoff is slow, and the hazard of water erosion is slight. The Washington Department of Ecology Coastal Zone Atlas maps the soil at the subject property as the Vashon lodgement till (Qvt 1). The soil is described as a compaci mixture of boulders, cobbles, pebbles, Sand, silt and clay, generally overlain'by 1 to 5 feet of ablation till. The Atlas further describes this soil as excellent for foundation stability, good seismic stability and stands in steep natural and cut slopes for long periods. The Atlas also labels the slope stability in the area of the subject property as stable, with a small area of intermediate stability near the southeast portion of the property. At the map scale of the Atlas, it is difficult to determine if the intermediate area is actually on the subject property. As part of this field visit, one hand augured test hole was dug to a depth of 3 feet in the northern portion of Lot 3, just south of the subject property. The soil consisted of silty sand wiih a trace of gravel. Auger refusal was encountered at 3 feet in compact gravelly soil. Observations of surface outcrops and road cuts also revealed compact gravelly silty sand. These observations are generally consistent with the above mentioned soil descriptions. Gonclusions Although the slope of the site is greater than 15%, it does not meet the rest of the criteria outlined in 19.05.100(8.2) in that no impermeable silVclay soils were encountered'and no springs or groundwater seepage from perched water tables were encountered. After reviewing available literature and conducting a field visit, including one soil test hole, it is our opinion that geological ESA's and/or their buffers do not exist on-site as defined by Sections 19.05.020 and 19.05.100(q) of the Port Townsend Municipal Code. Limitations This report is based on a visual inspection of the existing site conditions, barring major catastrophic events such as earthquakes or abnormal weather conditions. No scientific measurements, tests or calculations were performed. The findings and report are limited to the normal standard of care of the industry for an investigation without benefit of scientific data and calculations. The sole objective of this investigation has been to diagnose the geotechnical conditions at the site. This report has been prepared for the exclusive use of Mr. Mike Krajack. lt may be used by others only with the expressed written permission of the Engineer. Spot Ventilation: Source specific exhaust ventilation is required in each kitchen, bathroom, water closet, laundry room, indoor swimming pool, spa and other rooms where excess water vapor or cooking odor is produced. Langley, WA 98260 Subject:Letter report presenting the findings of a field visit conducted at.the propertydescribed as Lots 2 and 4, Block Z.g of Pettygrove's 1't Addition, located in Section 2, Township 30 Notth, Range 1 West, W.M., Jefferson County, Washington. Dear Mr. Krajack: lntroduction At your request, Bill Payton of Northwestern Territories, lnc. (NTl) conducted a field visit at the above-mentioned property on June 29,2001. The purpose of the visit was to determine if g geological environmentally sensitive area exists at the subject property as defined by Sections 19.05.020 and 19.05.100(B) of the Port Townsend Municipal Code. Site Gonditions The property is located south of N Street anci east of Maple Streei. The property is undeveloped and heavily vegetated with young and mature trees, brush and grass. The property is on a hillside that slopes generally towards the northwest at in angle oi U degrees or 25o/o. No springs or seeps were observed on the property and no signs of slope instability were noticed on the property. The property is mapped by the Soil Survey of Jefferson County as the Clallam gravelly sandy loam (CmD) and the Dick loamy sand (DcC). The Survey states that the Clallam soils formed in glacial till and become very coppact at about 3 feet. Runoff is medium and the hazard of water erosion is moderate. The Dick soils formed in glacial outwash. Runoff is slow, and the hazard of water erosicn is slight. + The Washington Department of Ecology Coastal Zone Atlas maps the soil at the subject property as the Vashon lodgement till (Qvt 1). The soil is described as a compaci mixtuie of boulders, cobbles, pebbles, sand, silt and clay, generally overlain'by 1 to 5 feet of ablation till. The Atlas further describes this soil as excellent for foundation stability, good seismic stability and stands in steep natural and cut slopes for long periods. The Atlas also labels the slope stability in the area of the subject property as stable, with a small area of intermediate stability near the southeast portion of the property. At the map scale of the Atlas, it is difficult to determine if the intermediate area is actually on the subject property. As part of this field visit, one hand augured test hole was dug to a depth of 3 feet in the northern portion of Lot 3, just sduth of the subject property. The soil consisted of silty sand wiih a trace of gravel. Auger refusal was encountered at 3 feet in compact gravelly soil. Obseruations of surface outcrops and road cuts also revealed compact gravelly silty sand. These observations are generally consistent with the above mentioned soil descriptions. Gonclusions Although the slope of the site is greater than 1 5o/o,it does not meet the rest of the criteria outlined in 19.05.100(8.2) in that no impermeable silVclay soils were encountered and no springs or groundwater seepage from perched water tables were encountered.
