NOTICE IS HEREBY GIVEN to the Grantor/Owner of the above-referenced real property, to
potential purchasers and future owners, to agents or representatives, and to any other concerned
person or entity:
1) The Grantor, Walter McQuillen, has applied for the above building permit
to build a shop with an Accessory Dwelling Unit (ADU) on the second
floor. The ADU would have an address of 1737 Franklin Street, and share
utilities with the single-family residence at 442 Cass Street. In addition
to the two on-site parking spaces required for the single-family residence,
one additional space for the ADU will be provided either on-site, or as an
improved public on-street space if approved by the Public Works Director
(per PTMC Table 17.72.080 as amended by Ordinance2939).
2)The Port Townsend Municipal Code (PTMC) requires that the property
owner reside on the subject property, in either the principal residence or
ADU in order to rent or lease the other unit. A one-year hardship waiver
may be granted by the City in accordance with PTMC 17.16.020.C.2.
Additionally, neither the principal nor accessory unit shall be used as a
transient accommodation (PTM C l7 .16.020. C. 3). A transient
accommodation is defined as a use less than 29 days (PTMC 17.08.060).

Wood structural panel sheathing with a thickness not less than 3i8ths inch for 16-
inch stud spacing. Wood structural panels shall be installed in accordance with
Table R602.10.3. Each braced wall panel shall be at least 48 inches in length,
covering a minimum of three stud spaces where studs are spaced 16 inches on-
center and covering a minimum of two stud spaces where studs are spaced 24
inches on center. Nailing to be 6d @ 12 inches on center. Sole plate nailing [3]
16d every 16-inches. No hold-downs are required
Alternate braced wall panels constructed in accordance with Section
R602.10.6 permitted to replace any of the above methods of braced wall
panels. Simpson Strong-Wall Shear Panel-wood, per ES Report No. PFC-
5485, ICBO Evaluation Service, Inc. are an accepted inclusion

Each panel shall have a length of not less than 2 feet,8 inches and a height of not more than 10
feet. Any alternative use of the Simpson Strong-Wall Shear Panel-wood, per ES Report No.
PFC-5485, ICBO Evaluation Service, [nc. may deviate from this standard.
Each panel shall be sheathed on both sides with 3 /8 -inch-minimum-thickness wood structural
panel sheathing nailed with 8d common or galvanized box nails in accordance with Table
R602-3(1) with edge nailing at 4 inches o.c. and 12 inches in the field, and blocked at all wood
structural panel sheathing edges.
Three [3] anchor bolts installed in accordance with Figure R403.1(l) shall be provided in each
panel. Anchor bolts shall be placed at panel at on-fifth [1/5] points. Each panel assembly shall
have two [2] tie-down device fastened to the foundation, capable of providing an uplift capacity
ofat least 3,000 pounds.
Panel Joints
All vertical joints of panel sheathing shall occur over studs. Horizontal joints in braced wall
panels shall occur over blocking of a minimum of 1-1 /2 inchthickness.
Connections
Braced wall panel sole plates shall be fastened to the floor framing and top plates shall be
connected to the framing above in accordance with Table R602.3(1). Sills shall be fastened to the
foundation or slab in accordance with Sections R403.1.6 and R602.11. Where joists are
perpendicular to the braced wall lines above, blocking shall be provided under and in line with
the braced wall panels.
Shgathine Attachpent
Adhesive attachment of wall sheathing shall not be permitted in Seismic Design Category D2
X'raming & Connections
The framing and connection details of buildings located in Seismic Design Categories Dl and D2
shall be in accordance with Sections R602. 1 I .1 through R602. 1 I .3.
Wall Anchoraee
Braced wall line sills shall be anchored to concrete or masonry foundations in accordance
with Sections R403.1.6 and R602.11. For all buildings in Seismic Design Categories Dl and D2
and townhouses in Seismic Design Category C, pla1r, washers, a minimum of 3 /16 inch by 2
inches by 2 inches in size, shall be provided between the foundation sill plate and the nut.

L All work shall conform to the applicable Intemational Building Codes and standards. In case of any
conflict from the method or standards of construction or materials of plan calls, the 2006I.R.C. Code, as
amended by Washington State, IRC code standards, and manufacturet's installation standards shall
govern, at a minimum.
2. Design based on the loading conditions noted on "Basis of Design" sheet, however, the International
Residential Code and International Building Code, and Washington State Energy Codes prevail.
3. All information shown on the drawings is relative to existing and known conditions, and is given as
the best present knowledge. Owner and Contractor shall field veriff all existing conditions for site layout
and construction.
4. Unless otherwise indicated, dimensions for all work are measured from face of stud.
5. Owner and contractor shall veriff all plan design and construction elements, from design plans, and
from independent architect's specific engineering and design drawings. Do not scale drawings.
6. Numbered dimensions normally take precedence over scaled dimensions. In general, dimension
should not be scaled from drawings. All plan dimensions shall be confirmed by contractor for items such
as washer and dryer, hot-water tank, sinks, etc.
7. Drainage at footings to be provided per plan call. Drain to daylight whenever possible.
8. Any engineered wood joist spans shall be solid blocked or bridged at mid-span or every 8'-0" on
center whichever is more frequent, or manufacturer's standard for manufactured joists.
9. All windows within 24 inches of doors, and 18 inches of the floor line shall be safety glazing, as
consistent with the I.R.C.
10. Owner and contractor shall verifu all window and door location, size and dimensions, type, style,
operation, swing path, and hardware requirements.
I 1. Owner is responsible for all final choice plumbing fixtures and trim, and compatibility with drawings.
12. All electrical to comply with National Electrical Code currently in force, including permitting and
inspection with the Washington State Department of Labor & lndustries.
13. Owner and contractor shall be responsible for final compliance with Washington State lndoor Air
Quality Code, and Washington State Energy Code as per plan.
14. The eontractor shall be responsible for providing all wall blocking as required for all wall and ceiling
mounted items, and other as located by owner specifications.

15. All construation shall be stabilized against lateral movement in accordance with the requirements of
the International Residential Code; as specified by the plans of record submiffals, and at plan calls and
any attached plan specifications by others.
16. Provide double joists below all patallel partitions, above and around all openings not indicated on
drawings, unless manufactured joist headers are used per manufacturer's specifications. Triple joists per
plan call.
17. Plumbing in unheated arsas shall be insulated to R-3 minimum.
18. All concrete to be 2000 PSI minimum at28 day duration, or as required by the LR.C.
19. Soil bearing to be assumed or confirmed to be 2000 psf minimum, or as required by the I.R.C.
