Attached please find revisions to Liz Berman's ADU (510 57th Street). Revisions are based on a
decision by Ms. Berman and the contractor to replace the existing slab and porn a new one. The
following sheets have been revised:

Notes have been changed to reflect the proposed changes
In addition, we have attached a revised Parking Plan, based on the adoption of the Feb 07
revisions to the ADU Chapter of the PTMC, to reflect the provision of on-street parking. We
have relocated the parking as well.

NOTICE IS HEREBY GIVEN to the Grantor/Owner of the above-referenced real property, to
potential purchasers and future owners, to agents or representatives, and to any other concerned
person or entity:
1) The Grantor, Elizabeth Berman, lives in the single-family residence at 510
57th Street, and proposes to use the footprint of the existing garageto build
an Accessory Dwelling Unit (ADU). The ADU will have an address of
518 57th Str;et, and will share utilities with 510 57th Street. In addition to
the two on-site parking spaces required for the single-family residence,
one additional space for the ADU will be provided either on-site or as an
improved public on-street space (per PTMC Table 17 .72.080 as amended
by Ordinance 2939).
The Port Townsend Municipal Code (PTMC) requires that the property
owner reside on the subject property, in either the principal residence or
ADU in order to rent or lease the other unit. A one-year hardship waiver
may be granted by the City in accordance with PTMC 17.16.020.C.2.
Additionally, neither the principal nor accessory unit shall be used as a
transient accommodation (PTM C 17 .l 6.020.C.3). A transient
accommodation is defined as a use less than 29 days (PTMC 17.08.060).

Port Townsend Municipal Code, Section 16.04.140, Vested Rights - Substantially Complete Building Permit Application:
applications for all land use and development permits required under ordinances of the city shall be considered under the zoning and
other land use control ordinances in effect onthe date a firlly complete building permit applicatiorl meeting the requirements
identified in this section, is flled with the Development Services Department. Until a complete building permit application is filed,
all applications for land use and dwelopment permits shall be reviewed subject to any zoning or other land use control ordinances
which become effective prior to tlre date of issuance of a final decision by the crty on the application.
An applicationfor a building permit shall be considered complete when an application meeting all of the requiremerfs of
Section R105.3 of the International Residential Code, 2003 Editio4 is submitted which is consistent with all then applicable
ordinances and laws, In additiorl to be considered complete, such an application must be accompanied by complete applications for a
subsidiary land use or development permits needed, such as a complete shoreline management permit application and/or complete
applications for other discretionary permits required under the ordinances of Port Townsend. An application for a partial permit under
Section R105.3.1 of the International Residential Code, 2003 Etlition, shall not be considered complete unless it meets all
requirements stated above and contains plans for the complete structural frame of the building and the architectural plans for the
structue.
