The following constitutes this plan examiner's findings and determinations based upon the plans of record submitted. Findings & Determinations: 1. The proposal was reviewed as a one-story structure with a total of 2200 square feet of fire area with a Group B and F-1 occupancy with Type III -B construction classification; and, 2. Said numbers shall contrast with their background [I.F.C. Section 505], and; 3. Road access shall be provided for this proposal to be consistent with the attached private road fire apparatus access road design standards and; 5. Access to building openings is found to be consistent with the I.F.C. Section 504 which requires an approved access walkway leading from fire apparatus access road to exterior openings, and; 6. An automatic fire suppression system (sprinklers) is not required under I.F.C. Section 903.2.3.1 for this woodworking occupancy, as the sum of the occupancy fire area is less than 2,500 square feet, and; 7. An automatic fire detection alarm system exists on premises, and is monitored, and; 8. Fire extinguisher sizing and placement shall meet or exceed IFC Section 906 and NFPA Standard 10, which normally requires a 2 -A:10 -13:C minimum rated fire extinguisher at the exit(s) and a minimum 5- A:10 -B: C rated fire extinguisher shall be provided for the woodworking classroom; 9. Fire flow and fire hydrant provisions are in place for this facility are sufficient for fire flow, and duration. The following additional changes will be made: 1. Install a type 2-A:B:C extinguisher per IFC Table 906.1„ will be located in a central, visible location (IFC 906.5) ; -p Ho ac. - 2. Exit sign(s) will be posted at the pass through door between rooms; signage not required for single exit per IBC Section 1011.1 Exception #1 Location FL -1 on drawing 3. 3. Means of egress lighting will be installed per IBC section 1006.2 Ventilation Natural ventilation requirements are 4% of floor space per 1290 sq ft a total of 52 sq ft per IBC Section 1203.4. This will be achieved by the exterior doors (42 sq ft) and windows. 3 1. Painted shut windows will be freed and made operational with the ability to hold them open. Dropped Ceiling 1. A dropped ceiling will be installed in Room B to reduce the heated volume, provide a platform for the installation of fluorescent lighting and to mitigate noise levels. The suspended acoustical ceiling will be installed by Washington Acoustic in accordance with the provisions of ASTM C 635 and 636 as required by IBC Section 803.9.1.1 Electrical The following electrical work will be performed by licensed electrician (Hanson Electric); Separate electrical permit will be obtained from L & I 1. Add conduit and sockets to support class room activities and small refreshment area. 2. Flourescent lighting will be installed in the dropped ceiling - the lighting wattage and daylight zone control requirements of Chapter 15 of the WA State Energy Code will be met. Lighting wattage should be prescriptive per Section 1520 or meet the Lighting Power Allowance per Section 1530, maximum allowed wattage of 1.4 watts per square foot of area for workshops as specified in Table 15-1. Daylight zone controls must comply with Section 1513.3 3. Heating - either suspended or wall mounted fan heaters. Egress/Accessibility (E/A) 1. Existing steel doors will be latched open during business hours with existing hold -open latches. Location E/A- 1 on drawing 3. 2. A pair of inward opening doors will be added on the inside of the door opening. Two 36" wide doors with 12" lights (safety glazing required within 24" of edge of door) at either side. Lever handle door hardware will be installed for accessibility. Location E/A -2 on drawing 3. 3. An accessible ramp will be added at outside of this door way. The sill is 6" above the exterior path; a landing will be added with a ramp to the east along the front of the building. Ramp and landing will be coated with a nonslip material. The rise of the ramp is 6" - a handrail is not required per ANSI A117.1-2003 section 405.8. Location EA -3 on drawing 2 4. A signed van -accessible parking space and aisle will be added. The existing rest room (64 sq ft) will act as the single uni-sex bathroom and will be upgraded to ADA compliance. Dust collectors will be installed for individual or pairs of stationary power woodworking machines. 3. A fan powered dust filter will be installed to collect any dust that escapes from the dust collectors and be operational when the machines are in use. Egress (E) I. The Port Townsend School of Woodworking has leased, under a memorandum of understanding, Rooms A & B (plus Rest Room and Sink Room) in Building 315 (The Old Power House) at Fort Worden. The remaining space in the building (Room C) is occupied by Synergy Sound Studios. The rooms will be released to us incrementally. Room B is currently available and Room A will be vacated when the Park Maintenance operations can be moved to another location in Fort, we expect Room A to be available in the second half of April 2008. The School plans to start operation in Room B in March 2008. For ease of permitting, and in the event that Room A becomes available earlier and we are able to begin work in that space, we're proposing to include the scope of work for both spaces in this application. We will want to request partial occupancy for Room B as soon as that work is completed and request final inspection approval with final Certificate of Occupancy upon completion of the work in Room A.
