floor plans, and on either side of any interruption (door or window) in continuous shear walls.
Sheathing = Holdown: Center the seam between upper and lower sheathing panels on the rim joist. Do
not locate the seam at the floor line. Nail both upper and lower panels to the rim
joist w/ 8d common nails at 3" o.c., and to top & sole plates per nailing schedule..
Timbers = Holdown: Timber posts to be attached to foundation with STHD14 or STHD14RJ straps as
called out for holdown type STHD14 below. (Nail strap to timber post instead of
double stud.)

All buildings shall conform to a height limit of thirty (30) feet which shall be
measured as provided by city ordinance in effect at the time of submittal of a complete
building permit application.

common area land, may be as high as fifty (50) feet, provided that said
structure shall be setback at least seventy-five (75) feet from adjacent property,
and provided further that no portion of said structure which is higher than thirty
(30) feet shall be used for sleeping purposes nor present a view obstructing
profile in excess of fifteen (15) feet from any vantage point.
