Dear: Mr. Taylor
There are a few items AndersonBoone Architects would like to bring to your attention regarding the
tenant improvements located at 1250 W Sims Way.
There will be no modifications to the existing site parking or to the buildings existing structure. All exit
doors are to remain, and the existing accessible restroom configuration will remain with the addition of
new flooring and wall covering.
For security and functionality purposes, there is one window being removed on the west side of the
building and an additional window being sealed on the interior while remaining undisturbed from the
exterior (see Sheet A1.2 & A2.1).
The removed window is to be in -filled with both an ATM machine and a night drop box, which may
require the existing bike rack to be relocated. Please refer to sheets A1.1 and A1.2 for both the
demolition floor plan and the new floor plan. This relocation of the bike rack requires minimal
disturbance of the existing landscape; there are approximately two existing shrubs that will need to be
relocated. We have previously discussed this change with the building owner at Castle Hill Associates
(Shirley Rudolph), and they have agreed to the new location. The least disruptive and preferred option
would be to remove the bike rack without relocating it.

I am in receipt of the set of plans for the above -referenced proposal from your office, have reviewed the
proposal with the International Fire Code [I.F.C.], 2006 Edition and Washington State Amendments, and
applicable N.F.P.A. code sections.
The following constitutes this plan examiner's findings and determinations based upon the plans of record
submitted.
Findinas & Determinations:
1. The proposal was reviewed as a one-story office occupancy with a total of approx. 1,930 square feet
with a Group B occupancy with Type 5-13 construction classification.
2. Addressing for the proposal shall be consistent with City »,)t' Port fowtiscnd C' tirnim�psl Cmmt,1dr standard
for size, and be in a position as to be plainly visible and legible from the street or road fronting the
property. Said numbers shall contrast with their background [I.F.C. Section 505], and;
3. Key box access to or within the subject structure for emergency services delivery owner option for
this occupancy. Application forms are available from the East Jefferson Fire & Rescue administrative
office at 40 Seton Road, Suite A, Port Townsend. 360-385-2626 [I.F.C. 506].
4. Road access is provided for this proposal and is found to be consistent with Section 503 and
Appendix D fire apparatus access road design standards from Sims Way, and Sheridan St. to the existing
parking lot.
5. Access to building openings is found to be designed consistent with the I.F.C. Section 504 which
requires an approved access walkway leading from fire apparatus access road(s) to exterior openings that
are required by the Fire Code or Building Code.
6. An automatic fire suppression system (sprinklers) is not required under I.F.C. Section 903.
7. An automatic fire detection alarm system is not required for this occupancy under IFC Section 907,
8. Fire extinguisher sizing and placement shall meet or exceed IFC Section 906 and NFPA Standard 10,
which normally requires a 2-A:10-B:C minimum rated fire extinguisher at the exit door areas.
9. Any HVAC ducting fire damper installation shall be inspected and tested in the presence of the
building inspector prior to compartment/area isolation and closure.

10. Fire flow and fire hydrant review for this proposal is derived from the requirements of the City of Port
Townsend Engineering Design Standards, Section 903.2 and Appendix B and C of the I. F. C., and
applying the maximum spacing rules for mixed use, multi -family, and commercial areas as defined by
this project.
It is found that existing fire hydrants in the plaza parking lot meet both the fire flow and proximity
requirements of Code for the 1,500 gallon -per -minute flow requirement and 150 foot proximity rule.
Any other applicable or relevant sections of said Code not covered herein shall nonetheless apply to this
proposal.

It is the recommendation of this consulting fire code inspector that the proposal be approved subject to the
aforesaid requirements of the International Fire Code.
