SPECIAL CONDITIONS /RESTRICTIONS
1 . APPROVAL FROM TOWNE POINT OWNER'S ASSOCIATION REQUIRES REVIEW OF
FINAL STAKING TO VERIFY SETBACKS PRIOR TO 8EGlNNING CONSTRUCTION.
2. TESC: Erosion control measures shall be iE1§talled on-site as needed during construction.
Measures may include but are not limited to installation of silt fencing, graveled construction
entrance, fire wash, sweeping of paved surfaces, etc. Soils exposed during construction shall
be covered: Rights-of-way shall be kept clean. Applicant is responsible for protection of
adjacent properties.
3. SLAB: Site-built garage; aN elements of altemafe braced wall panels require inspection prior to
cover.
4. PLUMBING: If water pressure exceeds 80 psi, pressure reducing valve required.
5. PLUMBING: Main shut-off valve to be installed in water supply piping prior to connection to
home. Valve shall be full-flow type (gate or ball valve); minimum 3/4" diameter, same as
suPPIY PIPe•
•5. PLUMBING: Water heater pressure relief valve drain shall extend outside of skirting, with
elbow down and terminate between 6" and 24" above ground.
7. PLUMBING: Horizontal runs in drainage system shall be sloped minimum 1/4" per foot.
8. PLUMBING: Freeze protection (insulation) required for water supply pipes outside and in crawl
space.
9. MECHANICAL: Dryer exhaust shall be vented to the outside. Extension into crawl space
rquires venting through skirting with no dips; follow dryer manufacturer's instructions. Moisture
exhaust dud shall not exceed total combined vertical and horizontal length of 14 feet with 2
90-degree elbows.
10. MECHANICAL: Whole house exhaust fan timer shall be set to operate for 2 4-hour periods per
day unless central exhaust fan is set to run continuously.
11 . MECHANICAL: Heating crossover duds in Super Good Cents homes shall be insulated to
minimum R-8.
12. FRAMING: Engineered truss plan for garage roof shall be on-site at time of inspection.
13. FRAMING: Braced wall panels require inspection prior to cover.
14. DRAINAGE: All water drains piped to outside shall drain away from home; ground to slope
away from home for minimum 5 feet ~ 1/2" per foot.
15. FINAL: Pier supports and anchors per manufactured home installation manual require
inspection prior to skirting. Plans spec 6000# steel piers under ridge beam; piers to be load
stamped.
16. FINAUSKIRTING: No holes or gaps greater than 1/4" allowed in skirting. Crawl space
ventilation per manufacturers specs or 1/150 (17 req'd.), located on at least two opposing sides
to provide far cross ventilation. Crawl space access required: one (1) per section or as
required by manufacturer, minimum 18" x 24".

GENERAL CONDITIONS
1. A separate electrical permit is required for any electrical work.
2. Reinspections are required after any corrections are complete.
3. Final Inspections and approvals are required prior to occupancy.
4. All building permits expire if no progress has been made within six months, or if no inspections have
been made by the Building Department within one year. Call for at least one inspection per year to
keep your building permit active.
5. POST THIS PERMIT ON-SITE WITH THE APPROVED PLANS.
