SPECIAL CONDITIONS /RESTRICTIONS
1 . HOURS: Outdoor construction activities shall be limited to the hours of 7:30 a.m. to 6:00 p.m.
Monday -Friday and prohibited on Saturdays, Sundays & national holidays.
2. Dust control measures shall include watering of the site, backfilling as soon as possible and
sweeping impervious surtaces where soil may be tracked. Chemical dust suppressants shall
not be used,
3. Trees greater than 12" in diameter ~ 4 feet above ground and more than 10' from the building
:,ad shall be field marked far the contractor and not removed.
4. TESC: Erosion and sediment control measures to be installed on-site during construction per
Hamilton Heights Master Plan and Department of Ecology Best Management Practices.
5. FOOTINGS: Applies to garage/porch only.
6. FOUNDATION: Applies to garage only.
~ SLAB: Reinforced concrete slab for home requies minimum 4 1/4" slab.
~8. FLOOR FRAMING: Applies to site-built porch only.
9. PLUMBING: If water pressure exceeds 80 psi, pressure reducing valve required.
10. PLUMBING: Main shut-off valve to be installed in water supply piping prior to connection to
home. Valve shall be full-flow type (gate or ball valve); minimum 3/4" diameter, same as
supply pipe.
11 . PLUMBING: Freeze protection (insulation) required for water supply pipes outside and in crawl
space.
12. PLUMBING: Pressure test required; water pressure at 100 psi for 15 minutes.
13. PLUMBING: Water heater pressure relief valve drain shall extend outside of skirting, with
elbow down and terminate between 6" and 24" above ground.
14. PLUMBING: Horizontal runs in drainage system shall be sloped minimum 1/4" per foot.
15. MECHANICAL: Whole house exhaust fan timer shall be set to operate for 2 4-hour periods per
day uless central exhaust fan is set to run continuously.
16. MECHANICAL: Dryer exhaust shall be vented to the outside. Extension into crawl space
requires venting through skirting with no dips; follow dryer manufacturers instructions.
Moisture exhaust duct shall not exceed total combined vertical and horizontal length of 14 feet
with 2 90-degree elows.
17. FRAMING: All elements of alternate braced wall panel require inspection prior to cover.
18. FRAMING: Alteration insignia for garagelporch shall be posted on home at inspection time.
19. DRAINAGE: All water drains piped to outside shall drain away from home; ground to slope
away from home for minimum 5 feet ~ 1/2" per foot.
20. FINAL: Pier supports and anchors per manufactured home installation manual require
inspection prior to skirting.

21 . FINAUSKIRTING: No holes or gaps greater than 1/4" allowed in skirting. Crawl space
ventilation per manufacturer's specs or 1!150 (13 req'd.}, located on at least two opposing sides
to provide for cross ventilation. Crawl space access required: one (1) per section or as
required by manufacturer; minimum 18" x 24".
GENERAL CONDITIONS
1. A separate electrical permit is required for any electrical work.
2. Reinspections are required after any corrections are complete.
3. Final Inspections and approvals are required prior to occupancy.
4. All building permits expire if no progress has been made within six months, or if no inspections have
been made by the Building Department within one year.. Call for at least one inspection per year to
keep your building permit active.

registration number and a City business license, Failure to provide proof of this documentation prior to
work may result in job shut down while this is accomplished.
2. Temporary erosion and sediment control (TESC) measures shall be installed on-site and inspected
prior to beginning construction; ca11385-2294, press 3, Measures shall include installation of silt
fencing and graveled construction entrance (see attached details). Adjacent rights-of--way shall be kept

free of dirt debris. Soils exposed during construction shall be temporarily stabilized with mulching,
plastic sheeting, etc. Soils shall be permanently stabilized with seeding, plantings, sodding, etc. once
construction is complete. Applicant is responsible for protection of adjacent properties.
3. All elements of engineering including nailing, holdowns, sheathing, and alternate braced wall panels
(ABWP) require inspection prior to cover.
4. Owner or owner's agent-shall review and oversee correction of any and all deficiencies noted by
required inspections.
5. Re-inspection is required after inspection report corrections are completed.
6. The Building Department is unable to pass final inspection on your project until Public Works
requirements have been completed and inspected. For Public Works inspection caI1385-2294, press 3.
A minimum of twenty-four hours notice is required. Public Works approval must be received prior to
scheduling the Building Department's final inspection.
7. Final Inspections are required prior to occupancy; A Certificate of Occupancy is required fora non-
residential project.
8. All building permits ezpire if no progress has been made within siz months, or if no inspections are
done by the Building Department within one year. Call for at least one inspection per year to keep your
building permit active.
