To whom it may concern,
This letter is in reference to BLD05-149 issued under the name of CL Flint. The last inspection
approved by the City of Port Townsend was on June 2, 2006 by then inspector Rick Taylor,
allowing for the installation of sheetrock.
No further inspections occurred over the next several years. The City of Port Townsend was
contacted by Mark Derousie (Remax Evergreen)requesting a final inspection on this property.
I conducted several inspections and have found that the structures meet the minimum fire, life
and safety requirements of the International Residential Code.
The final occupancy has been approved as of today's date 5/19/2011 for a Single Family
Dwelling, Accessory Dwelling Unit and Studio.

The items noted from our inspection on the 19th of January are as follows:
Main House
1. Loft area is< 200 sq.ft. therefore the stairs leading up to are not required to meet the requirements of Sec.
R311, 2009 IRC.
2/ Provide guardrails at loft area.
�" Exposed plumbing in loft area to be protected from impact or breakage.
XCover plates are to be installed on all electrical outlets.
5. Smoke detector are to be installed and operational at time of the final inspection.
6. Fresh air portals are to be located in all habitable rooms. Main room required to meet fresh air requirements.
7. Provide twenty four hour timer for fresh air requirements.This is consistent for all units.
Garage with living area above.
1. Garage ceiling to be fire taped at all penetrations and seams. ti UT�77- 7 47
2. Mold on ceiling, possible cause from leak in water closet above.
3, Provide positive connection at posts/ Pad and Post/ Beam, deck area.
Stairway in upper unit is in need of repair. Refer to section R311.7 of the 2009 iRC for cq,mtruction

1. Provide cover plates for all electrical outlets.
2. Provide straps-on water heater,to be located in the upper and lower 1/3 portions of the tank. This requirement
is typical for all of the units.

It appears that all three structures could be considered as living units. The Port Townsend Municipal Code allows one
main dwelling unit with one accessory dwelling unit(ADU). Because there are two ADUs one of the units will be
required to be considered non-habitable. One way of achieving this is to remove the 220 amp. outlet located in the
kitchen area in one of the units. Also the owner of the subject property shall reside on the premises,whether in the
main or accessory dwelling unit. The former owners signed and recorded a Notice to Title (AFN 503393). Additionally,
neither unit can be used as a transient accommodation (rental less than 29 days).

Unfortunately Jan is an agent from some other office which has nothing to do with the property. She has not even
written an offer for her buyer, let alone have acceptance. She did tell me you met and went over the items but did not
get specific as it is not her issue. I think I have a good idea of what is needed but it is difficult to bid it out when I am not
sure if I have most everything. Also,thanks for checking the window Fred. An email would be fine at this stage going
over the items.A formal notice may even be more problematic and cause the final to not happen, at least with the
seller.
