New Business: Take up 2 subdivisions, 1 street vacation Zoning Ordinance - comments by Chairman Lindquist Follow acceptance of comprehensive plan, zoning is natural sequence to follow. Primary meed examplified by past examples; bony shop in residential area, machine shop in res. area; small lot purchase for bldg. Trailer purchase to put on restricted lot location. (Existing ordinance governs.) Second point - there is so much public apathy toward zoning so zoning developed along model zoning ordinance lines for lack of public interest at meetings. Chairman Lindquist demonstrated by zoning map locating existing use and wide areas to west showing lack of definitive zoning because nothing indicated by present use so cri.tism is unwarranted that whole area is not detailed. Planning Commission members did not feel any hard lines are being laid down and are not subject to change a development warrants, Chairman discussed lot sizes and effect of smaller existing lots such as 50 x 100 of original plats. It was the feeling of Commission that Lots should be larger as required by loaning agencies and FHA, etc. Council could alter restrictions to smaller lots for -1 classification if enough felt this was required. Mention was made of protection of everyone's rights, not solely one individual's rights. Comment was made on need of communication of conditions that effect problems of people who own 50 x 1.00 lots and protection afforded them. Also Pointed out existing small business in residential areas are not required to give up business. Mrs. Woj r� �f� New u ine (Cont.) Pederson Plat Submitted to Planning Commission by City Council on last meeting. Council asked for easement around Cul de Sac for uns tipulated future use. Bob Johnson objected to two small lots and the stigma attached of accepting a plat that violated proposed subdivision and zoning ordinance. Jeff Pederson defended his position on lot size and objected to public critic .sm. Lot 7 has a house on it this is why lots were so divided. This made Lot 8 also small. Plat was approved by Planning Commission with stipulation that Commission recognizes that Lot 7 and 8 are smaller than proposed ordinance provides for in R,-3 but necessary because of the configuration of Plat and further recommend that this plat be zoned - n official zoning map to more nearly conform to class of residence. Seconded by Fred Lester; motion carried - 2 abstentions Street Vacation - "0" Street between Cherry and Beech Streets Planning Commission mored unanimously to vacate after lengthy discussion on location, possible affect on arterials, and relationship to the topography of the area.
