Chairman Dennison called the meeting to order at 7:30 P.M.
Members present were Glenn Isonp Wanda. Black, Jim Campbe Nancy Zeppa,

Mr. Alain de Chantalrepresenting Bwtz S. said lots were approximately

It was pointed out by Mr. Floyd that Lots would be 3 times the size of
permitted lots in the area and twice the size for subdivisions.
Mr. Tavelmriiakas and Mr. Campbell gave their comnnttee repart� an the applicatian.

Chairman Dennison said that abything that was built could not have arm

Mr. Floyd stated that applicant was not asking for 29th Street as an
access, though platted lots were along this section of 29th Street,
but planned to develop towards Hastings Ave.

He suggested that:
1. Prior t o P31_ 11:n14a ng CI 9:ion a-ppro-vral of the Final Plat, applicant
must comply-with the provisions of City Ordinance No. 1957 (drainage plans).
2. Appli*c=t must prov'ide sewer and grater ser-vice to each bui'l ng lot
as shown on the attached overlay and subject to approval by the Public
11plorks Director.
3. A fire hydrant must be installed, at no expense to the city, at the
intersection to 29th Street and Jackman Street; location and engineering
standards subject to approval by the Nblic Works Director.
Nancy Zeppa moved to grant s�munaxy approval to Shoxt Subdivision Applicat-ion0
No. ?�$3-03 subject to the conditions in memo fr Planning Consultant Floyd.
Glenn Ison seconded the motion and the vote was unanimous.

Mr. Tavernakis and Mr. Campbell were asked to draft a memo for the Public
• Warks Director conce ing the traffic problem 29th Street would cause if
opened to exit onto Discovery Rd.

There was a question whether non-conforming use was applied to whole property
and the City Attorney needs to be consulted.
Wanda Black moved to table Application No. 483-02 until June 30 so City
Attorney can rule on it. Jim Campbell seconded the motion and the vote
was unanimous.
V. Commission Admi strative Matters
Mr. Floyd serif a mama date May 19, 1983 concerning Conditional. Use and Variance

Mr. Floyd stated at the meeting that this commission-sits her and hears what
the applicant wants, but has no W" ffput from the neighbors', then a recommendation
is sent to the Council, Mich doss have a public hearing and the i*znput
can completely change the nature of the application. He said that his suggestion
would be to have applicant provide names of property oimers VI*thx.n 200 feet
and then have the secretary mail out cards infroming the neighbors of the

application. This way the commission could receive imput yet not drag the
• review time out like it can happen for a public hearing.

Floyd said that perhaps Commission can make a chane suggestion to Council
• for both Variances and Conditional Use.
Mrs. Zeppa said that Street Vacation needed to have the same review.
